Jed Yod: the quiet west side of Chiang Mai, explained by a resident

Jed Yod is the quiet, low-rise neighborhood around Wat Jed Yod in northwest Chiang Mai, about ten minutes by bicycle from Nimman. Listing sites barely cover it: RentHub's road directory showed 10 apartment properties for Jed Yod and Chang Khian against 247 for Nimmanhaemin when checked in July 2026. I live here and record what daily life looks like.

The name

Is Jed Yod a temple, a road, a condo, or a neighborhood?

All four. Jed Yod is the name of a 15th-century temple, the road beside it, a cluster of condominiums, and the residential neighborhood around them in northwest Chiang Mai. This site covers the neighborhood: the streets where people live.

Wat Jed Yod (Wat Photharam Maha Wihan)
The temple the area is named for. Built in the 15th century; "jed yod" means seven peaks, for its seven spires. Thai: วัดเจ็ดยอด.
Jed Yod Road
The local road running past the temple into the neighborhood's sois.
The condos
Listing sites tag several buildings "Jed Yod", including One Plus Jed Yod and The Next Jed Yod. Same area, different product: this site covers the neighborhood around them.
The neighborhood
Low-rise sois between the temple and the university side of Huay Kaew Road. Also spelled Jet Yod, Chet Yot, or Jedyod (เจ็ดยอด).

Orientation

Where is Jed Yod in Chiang Mai?

Jed Yod sits in northwest Chiang Mai, just inside the Superhighway (Route 11), north of Nimman and Chiang Mai University. By bicycle it is about ten minutes to Nimman; about the same by car or Grab in normal traffic.

Santitham sits across Route 107 to the east. Chang Khian runs south toward CMU. Further south, Wat Umong and the canal road follow the Doi Suthep foothills. Comparisons with each are coming as their own pages.

Fit

Who is Jed Yod good for?

Jed Yod suits people who want quiet, low-rise streets and lower asking rents within cycling distance of Nimman: remote workers who take calls from home, residents without a scooter, three-to-six-month renters, and people who want quiet streets more than cafe density.

Burning season (February to April) hits all of Chiang Mai, Jed Yod included. Nights here are quiet because there is less of everything: fewer late-night kitchens, fewer bars, fewer reasons for anyone to pass through.

The writer

Who writes this?

I'm Jed (Jedrzej Tabaczynski). I live in Jed Yod and I am in Nimman almost daily; this site comes from rental visits, walks, and daily life here. Before this I spent 19 years leading software engineering teams, which is where the data habit comes from. The longer story lives at byjed.com and jedrzej.com.

The data

What are people asking for rent in Jed Yod?

I have not found reliable, dated rent data for West Chiang Mai anywhere. Existing guides give static ranges with a single date stamp. The first West Chiang Mai Rent Snapshot (Q3 2026) will publish listing-level asking prices, each with its source and date, plus a public CSV anyone can recompute.

Methodology v0.1 (full version ships with the Snapshot):

Scope: Jed Yod, Chang Khian, Santitham, and behind CMU toward Wat Umong. Sources: public listing platforms (RentHub, FazWaz) plus direct lister checks; every row keeps its source and observation date. Asking prices, not achieved rents. Duplicates and stale listings removed by rule. CSV publishes derived fields with source links only: no reproduced photos or descriptions. Published during Q3 2026, collection dates stamped. Today's counts are road-directory entries, not verified vacancies. None of this is advice: verify with the lister before signing anything.

Questions

Jed Yod questions, answered

Is Jed Yod a temple or a neighborhood?

Both, plus a road and a condo cluster. Wat Jed Yod is the 15th-century temple with seven spires; the neighborhood around it took the name. Listing sites also tag nearby condos "Jed Yod". This site covers the neighborhood.

How far is Jed Yod from Nimman?

Jed Yod is directly north of Nimman, on the other side of the Huay Kaew corridor. By bicycle it is about ten minutes; by car or Grab about ten minutes in normal traffic.

What are the cheap neighborhoods near Nimman?

Lower asking rents sit west and north of Nimman: Jed Yod, Santitham, Chang Khian, and the streets behind Chiang Mai University toward Wat Umong. Listing coverage there is thin, which keeps asking prices lower but makes research harder. That research gap is what this site exists to close.

How much does a studio in Jed Yod cost in 2026?

There is no trustworthy public number yet. RentHub's road directory showed just 10 apartment properties for the whole Jed Yod and Chang Khian area in July 2026: directory entries, not verified vacancies, and far too few for honest averages. The quarterly West Chiang Mai Rent Snapshot, first edition Q3 2026, will publish dated asking prices instead of guesses.

How do you spell Jed Yod?

Romanizations vary: Jed Yod, Jet Yod, Chet Yot, and Jedyod all point to the same place, เจ็ดยอด in Thai. The temple appears as Wat Jed Yod or Wat Chet Yot. Searches for any spelling should land here.
